How Long Will It Take To Sell My Home?

4 Cyril Richardson CourtWhile this is a question we often get asked, there is no definitive answer. If we look at market trends and market reports we can get a general idea.

For example, in Apri, in the N11 district of Markham the average days on the market were only 19. In Stouffville the average days on the market was 25.

As we move farther out from the city it currently takes longer to sell.  In Uxbridge the average days on the market are 45, and in Scugog, the average days on the market is 59

Not Just Location, Location, Location

Location definitely affects the length of time a home may be on the market but other factors also weigh in such as the age of the home, the percentage of newer homes is higher in Markham than it is in Uxbridge, and the condition of the home.

Pricing it Right

Pricing it right also makes a difference in how long it will take as buyers are not interested in how much you need to get from the sale. They are more inclined to consider your competition and recent sales in guiding them in determining what your home is worth.

If you want a quick sale then you should be looking at pricing it just under your competition and certainly no higher than recent sales for a similiar home.

Competition

How many homes are you competing against and how many potential buyers are there looking for homes similar to yours.

By no means are these the only factors that will affect the length of time your home will take to sell. However they are an indicator of the complexity of the factors that do affect how long it will take to sell your home

York Durham Heritage Railway Season Opens June 5th

York Durham Railway Season Opens June 5th

The Uxbridge Heritage train has returned to the station and is ready to roll for another season

Experience nature at its best, while travelling over the Oak Ridges Moraine, a unique geological feature less than 1 hour from Toronto. Ride in a heritage coach from the 1950's or in a vintage coach from the 1920's. Watch the scenery from the doors-open baggage car

Built in the late 1800's to transport grain and lumber it was known as the Toronto and Nippissing Railway (T&N). Once completed it ran from Toronto to Coboconk.

Passenger service which began in 1871 is continued today by GO Transit with trains running from Stouffivle to Toronto.

The York Durham Heritage Railway offers seasonal scheduled train rides as well as special events rides. such as the Halloween ride and the ride with "Santa". 

Some of the York Durham Heritage Railway Rolling Stock includes a heritage coach from the 1950's, a vintage Pullman Coach built in 1919, and a baggage car built in 1957. The three locomotives were all built in the early 50's to by Montreal Locomotive works and one by American Locomotive. The equipment is available for movie shoots and has been used in movie productions, music and video shoots as well as magazine spreads.

The Uxbridge Station with its very distinctive "Witches Hat" roof is owned and maintained by the Town of Uxbridge. For more history and information about the line visit The York Durham Heritage Railway web site.

The train is equipped with a wheelchair accessible washroom, snack bar and souvenir stand. Full wheelchair acces to the trian is only at the Uxbridge Station.

Canadian Safe Boating Awareness Week Starts Today

The 2011 Canadian Safe Boating Awareness Week will take place from Coast to Coast to Coast in Canada from May 28 to June 3, 2011.

The purpose of this initiative is to ensure that all Canadians who head out on the waters in canoes, kayaks, sailboards, sailboats, fishing boats, personal watercraft, power boats, cruisers and houseboats are equipped with the knowledge required to have a safe day on the water.

The Canadian Power & Sail Squadrons will be providing FREE Recreational Vessel Courtesy Checks. At the invitation of the boat owner and with reference to the appropriate section in the "Safe Boating Guide",the CPS Boating Safety Specialist reviews the safety equipment required by law. Boats that meet regulations are issued a 2011 CPS RVCC decal.

Paul Henderson

Paul's career began in Lucknow, Ontario and progressed through Junior "A" with the Hamilton Red Wings and the National Hockey League (NHL). He scored 376 goals and added 384 assists during his 18 years as a professional hockey player. Paul played for the Detroit Red Wings, Toronto Maple Leafs, and Atlanta Flames and included 5 years in the World Hockey Association.

"History will remember Paul for the first Canada-Russia Hockey series in 1972, when Canada needed a victory in each of the last 3 games to win the series. Incredibly, Paul scored the winning goal in each of the 3 games. The goal in the last game was recently declared the greatest sports moment in the last century and Team Canada 72 was voted the Team of the Century. It made him a Canadian hero - a status he retains to this day."

"Paul is a member of several Sports Halls of Fame including Canada‟s Sports Hall of Fame. He was born and raised in southwestern Ontario and is married to Eleanor, his high school sweetheart. They have 3 married daughters and seven grandchildren"

Patrick Timney

After graduating from the University of Toronto, where he studied voice and opera Patrick was invited to join the Canadian Opera Company Ensemble.  Here, in addition to performing in leading roles on tour and in mainstage productions, he created roles in three world premieres .

Patrick has performed with opera companies and symphonies across North America. Operatic roles include Count Almaviva in Le Nozze di Figaro, Sharpless in Madama Butterfly and Marcello in La Boheme.

On the symphonic stage

"Patrick is noted for performances of Messiah, Elijah and Vaughn Williams' Five Mystical Songs - to name a few, in addition to a wide range of Broadway repertoire. He also portrayed Monsieur Andre in the Canadian National Tour of Phantom of the Opera for nearly three years."

"Patrick and his wife Lisa perform together in concert settings. Some of their favorite repertoire comes from Broadway musicals, a genre that they love because of its abilities to tell compelling stories and to touch people‟s hearts."

With an ongoing commitment to Uxbridge in memory of a friend, Brent Bonner, the Bonnor Boys will host an elimination draw for a 2011 Chevy Cruise.

This is part of their efforts to raise funds for a splash pad for the kids of Uxbridge.

Tickets for the draw are $100.00 each and includes admittance for 2 to the dance to be held at the Uxbridge Arena On June 11th and a chance to win the Chevy Cruise and the additional $7,000.00 in cash prizes.

The evening will include a live band, dancing on the ice pad, food and a cash bar with all proceeds going towards the splash pad.

About The Bonnor Boys

  • Started in the spring of 2004 after the passing of a close friend, Brent Bonner.
  • Started to provide funds for Brent's son Benjamin's future through a fund raising hockey tournament.
  • Objectives: fun, memories, friendship and community!
  • Their friend has passed but his memory will live on through their actions

  • From 5 original members to 30, from one event to 5 annually, 
  • From one heart felt thought to endless possibilities

In memory of a friend Brent Bonner they have been able to donate back to community programs and individuals in need.

Over the past years they have provided the community with:

  • an annual hockey tournament and golf tournament.
  • assisted with the Brent Bonner Mixed Baseball Tournament,
  • take part in the Uxbridge Fall Fair with a Dunk Tank.

While many of us may have already enjoyed some time up at our summer hideaways Victoria Day Weekend has a long standing tradition of being the week end Canadians "open up" the cottage.

The dear at our summer hideaway look much healthier this year.

With the OPP out in full force on the roads and waterways this Victoria Day Weekend here in Ontario, during Canada Road Safety Week, we also need to remember boating safety and that all boat operators have completed the now mandatory Pleasure Craft Operator Card, one of the proofs of competency.

No boats were seen on our earlier trip up to the hideaway
but that is expected to change this weekend.

As you prepare to head up to cottage country this weekend remember to fasten your seat belt, slow down and arrive alive.

As part of this weeks (May 16th to May 23rd 2011) Canada Road Safety Week the OPP will be targeting distracted drivers. While most believe this only applies to using handheld communications devices it covers a much broader spectrum of distractions. Activities such as: adjusting the radio, watching an entertainment monitor, drinking or eating are just some of the activities that can land you in hot water.

Penalties for distracted driving range from $110 fine up to $2000, a possible license suspension of up to 2 years and or a jail term of up to six months depending on the charges laid.

Almost 10,000 Charges Laid In 2010

OPP officers laid a total of 9,806 charges for speeding, careless driving and seat-belt offences and 190 charges for criminal drinking and driving offences during Canada Road Safety Week in 2010

Hopefully this post will help raise awareness of this disorder which in turn will help in raising funds for research into the cause to help find a cure.

Currently the most common form of treatment is periodic injections of botulinum toxin.

This movement disorder of the eyelids affects an estimated 5 out of every 100000 people, mostly women, with the average age of onset being 56. 

"The term blepharospasm ['blef-a-ro-spaz-m] can be applied to a forced, sustained, and involuntary closure of the eyelids. It stems from a number of causes, beginning with dry eyes, and, may progress to a state where the person is "legally blind". The blepharospasm referred to here is officially called Benign Essential Blepharospasm (BEB). "Benign" indicates the condition is not life threatening, and "essential" is a medical term meaning "of unknown cause"."      www.blepharospasm.ca 

Yes Grandma Wears Funky Glasses ... not to be cool or to be told they look like Elton John's but because Grandma has a very rare eye condition, called Benign Essential Blepharospasm (BEB).

A few Years ago three of my young grandsons were called upon to help their grandmother pick out her new glasses at the optometrist's office. They had their job cut out for them

There were all shapes and sizes. some were big and round, some were oval, some old fashioned and some very modern. I wanted something that would reflect on me, my personality, my perspective on life. They had to be different and yet distinguished, Something that would help portray an image of who I was.

Given the opportunity, my three grandsons had their own visions of what I should be wearing. Something a little bit out of the ordinary. Something that reflected how they saw me not how I thought the world should see me.

Knowing I required a special tinted prescription for a very rare eye condition, called Benign Essential Blepharospasm (BEB), they felt something a little bit funky was in order. What they helped choose has raised a few eyebrows and questions from my generation and received complimentary comments from the younger generation.

Successful Clean Up Day

Building A Community

A Community Thats Building Relationships

May 14th in partnership with members of the Uxbridge Parks and Recreation Department the Save the South Balsam Street Play Park Group cleaned up the South Balsam Street Park.

While dropping off some drinking water for the thirsty volunteers I noticed that the fence repairs were already underway. Despite the drizzle there were numerous volunteers working away with many bags of refuse and piles of tree branches all ready for pick up.

As a local REALTOR® it does my heart good to see a community take ownership of issues in their neighbourhood and work together to the benefit of the community.

Sarah Pratt and all those who worked with her to save the park, from being decommissioned, and made a commitment to the town to do a spring clean up every year are to be commended.

From the young 10 year old girl who on her own initiative went door to door to gather signatures on a petition to those who wrote to council and those who were able to attend the council meeting dealing with the park congratulations.

To all those who stepped up to the plate to help with the cleanup a super congratulations on the effort and a job well done.
